School boundaries are not permanent. They are redrawn as towns grow, and in Middlesex County they have been redrawn recently. Verify your assignment in writing with the district before you make an offer, not after.
The town name does not tell you the school
Families often say “we want Edison” or “we want South Brunswick” as if the town were the unit of measurement. It is not. Within a single Central Jersey township, different neighborhoods feed different elementary and middle schools, and those schools can differ meaningfully from one another in size, programs, and commute.
Two houses on opposite sides of the same road can be assigned to different buildings. If your decision rests on a specific school, the town name is not enough information to act on. South Brunswick has been working through boundary adjustments driven by a wave of residential construction, with roughly 3,177 approved new units across eight developments and a large share of them landing in a single attendance zone. When that many families arrive at once, a district does not simply build a new school overnight. It moves lines.
One district administrator put the problem well: the issue is not a lack of seats, it is that the seats are in the wrong places. Redistricting is how a growing town solves that, and families who bought for a particular building can find themselves reassigned.
Listing data is not an official source
The school information shown on a listing, on a national real estate portal, or on a school-rating website is convenience data. It is frequently out of date, and it is not a guarantee of anything. No seller, no listing agent, and no rating site can assign your child to a school. Only the district can.
What to actually do before you offer
- Call the district registrar directly with the exact property address and ask for the current assignment. Ask for it in writing or by email.
- Ask whether any redistricting is under discussion for that zone, and whether the board has a study or recommendation in progress.
- Ask about new construction nearby. Approved developments that have not broken ground yet are the clearest early warning that lines will move.
- Check bus eligibility, not just the school name. Distance rules can mean a nearby school still involves a daily drive.
- Confirm what happens to a child already enrolled if boundaries change mid-enrollment. Policies on grandfathering vary.
One more thing worth saying honestly
Buying at the absolute top of your budget to reach a specific school can work against the family it was meant to serve. School ratings shift over time, your children eventually graduate, and a mortgage that leaves no room to breathe lasts thirty years. A strong district matters. It is not the only thing that matters.
