How to Get Up to $22,000 in Down Payment Help to Buy a Home in Central NJ
If you’re shopping for a home in Edison, Metuchen, East Brunswick, or anywhere in Central Jersey, the down payment and closing costs are often the biggest hurdle to the closing table — not the mortgage payment itself.
The good news: New Jersey has real down payment assistance (DPA) programs that can put $5,000 to $22,000+ toward your purchase, at no cost to you if you stay in the home. Here’s how they actually work, who qualifies, and where to start. If you’re still early in the process, our Edison, NJ buyer’s guide is a good companion read.

How Does “Forgivable” Assistance Work?
None of these programs hand you a check. The money comes as a 0% interest, forgivable second loan applied directly to your down payment or closing costs at closing.
- No monthly payments, no interest.
- The condition: you live in the home as your primary residence for a set period — usually 5 years.
- The payoff: once you hit that anniversary, the balance is forgiven completely.
If you sell, refinance, or move out before the forgiveness period ends, you repay a pro-rated portion from your equity — you’re never worse off than if you hadn’t taken it.
3 Down Payment Assistance Programs Central NJ Buyers Should Know
1. NJHMFA Down Payment Assistance — $15,000 to $22,000+
The state’s main program. Most counties offer $15,000; some designated areas offer more. Pair it with an NJHMFA first mortgage and it’s a 0% interest, 5-year forgivable second loan. If you’re a first-generation homebuyer (neither parent has owned a home), you can stack an additional $7,000 on top — bringing total assistance to $22,000–$24,000.
2. Middlesex County American Dream Down Payment Program — $5,000
A HUD-funded program specifically for Middlesex County residents (including Edison, Metuchen, and East Brunswick — this program excludes New Brunswick and Perth Amboy). It’s a deferred mortgage with no principal or interest due as long as you own and occupy the home for 5 years. You’ll need to have lived in Middlesex County for at least a year and go through a HUD-certified housing counseling agency.
3. NJCC Statewide Down Payment Assistance — Up to $30,000 (currently paused)
New Jersey Community Capital’s program can offer $10,000–$30,000, forgiven at 20% per year over 5 years, and can stack with NJHMFA for up to $52,000 combined. Worth knowing about, but funding is fully committed as of this writing — ask your lender or check with NJCC directly for the 2026 reopening date before counting on it.
| Program | Max Assistance | Terms |
|---|---|---|
| NJHMFA | $15,000–$22,000+ (up to $24,000 for first-gen buyers) | 0% interest, forgivable over 5 years |
| Middlesex County ADDP | $5,000 | Deferred, no interest, forgiven after 5 years occupancy |
| NJCC Statewide | Up to $30,000 (currently paused) | Forgiven 20%/year over 5 years; can stack with NJHMFA |

Who Typically Qualifies?
- ✅ First-time buyer status — haven’t owned a home in the past 3 years (some urban target areas waive this)
- ✅ Credit score — generally 620 minimum, some programs want 640+
- ✅ Income limits — household income within your county’s HUD/AMI limits
- ✅ An approved first mortgage — FHA, VA, or conventional, through a participating lender
- ✅ Homebuyer education — an 8-hour HUD-approved course, usually online
How to Actually Get Started
You can’t apply for these directly through a government website — they’re originated through a participating lender.
- Confirm your household income against current Middlesex County limits.
- Talk to a lender who actively writes NJHMFA (and, if relevant, Middlesex County ADDP) loans.
- Work with a local agent who can structure your offer around a DPA closing timeline — sellers sometimes hesitate on offers with grant financing, and knowing how to present it matters. Our guide to what makes a strong home offer in Central Jersey covers how to make a DPA-backed offer look just as competitive.
Frequently Asked Questions
Can I combine NJHMFA with the Middlesex County program?
In many cases yes — buyers can layer county and state assistance, but each program has its own lender and paperwork requirements, so confirm compatibility with your lender before you write an offer.
Does down payment assistance make my offer less competitive in Edison or Metuchen?
Not if it’s structured correctly. In today’s market, sellers care most about a clean, fast closing — a pre-approval that already accounts for your DPA timeline removes that concern.
How long does it take to get approved for NJHMFA or county assistance?
Plan for a few extra weeks compared to a standard purchase, mainly for the required homebuyer education course — start that early so it doesn’t hold up your closing date.
