In more than a decade of walking Central Jersey homes with buyers and sellers, Labor Day weekend is a checkpoint I bring up every year — summer’s winding down, fall is close, and a free long weekend is a good excuse to knock out a few maintenance items before the weather turns. Here’s what I tell my own clients to check.
- Inspect and clean gutters. Summer storms leave debris behind, and clogged gutters cause real damage once fall leaves and winter ice arrive.
- Check the AC filter and schedule a fall furnace tune-up. You’ll want your HVAC system serviced before you actually need the heat.
- Look for exterior cracks or gaps. Walk the foundation and check window and door seals — small gaps let in cold air (and pests) once temperatures drop.
- Test smoke and carbon monoxide detectors. A quick battery check now is easier than remembering later.
- Power-wash the deck, patio, or siding. Late summer is a good window before the weather turns, and it protects the surface heading into winter.
- Check the sump pump. Fall rain and eventual snowmelt put pressure on basements — make sure it’s working before you need it.
- Trim trees and shrubs away from the house. Overgrown branches near the roofline or siding can cause damage in fall storms.
DIY or Call a Pro?
| Task | DIY-Friendly | Better Left to a Pro |
|---|---|---|
| Gutters | Single-story, easy access | Steep roofs or 2+ story homes |
| HVAC tune-up | Filter swap only | Full furnace inspection and tune-up |
| Sump pump test | Basic water-poured test | Battery backup or persistent issues |
| Tree trimming | Small shrubs, low branches | Anything near power lines or the roof |
Why This Matters for Central Jersey Homes
Homes across Edison, Metuchen, and Piscataway see real seasonal swings — humid summers into cold, sometimes snowy winters. A little Labor Day prep now can prevent costly repairs once temperatures drop, and it keeps your home in good shape if you’re thinking about listing this fall or next spring. If you’re leaning toward listing, our fall market-ready checklist and guide to selling this fall go into more detail on timing and presentation.
Frequently Asked Questions
When should I schedule my furnace tune-up before winter?
Early fall — before the first cold snap — is ideal, since HVAC companies get busy once temperatures drop and same-week appointments get harder to find.
How often should gutters be cleaned in New Jersey?
Most NJ homes benefit from cleaning gutters at least twice a year — once in late summer or early fall before leaves drop, and again after they’ve fallen.
Do I need to test my sump pump before fall?
Yes — a quick test before fall rains arrive can catch a failing pump before it becomes a flooded basement. Pour a bucket of water into the pit and confirm it kicks on and drains properly.
Is Labor Day too early to start fall home maintenance in NJ?
Not at all. Starting early means contractors are easier to book and you’re not scrambling once the first cold snap or storm hits.
