Should You Wait for Interest Rates to Drop Before Buying a NJ Home?

If you are waiting for mortgage rates to drop before buying a home in Edison, Metuchen, or anywhere in Central New Jersey, here is the short answer: the major forecasts do not expect a meaningful drop. Rates have hovered near 6.7% and are projected to stay in the low-to-mid 6% range through 2027. For most buyers, waiting another year is more likely to cost money in a higher purchase price than it saves in interest.

Where mortgage rates actually stand right now

According to Freddie Mac’s Primary Mortgage Market Survey for the week of August 13, 2026, the average 30-year fixed rate was 6.67%, down slightly from 6.69% the week before. The 15-year fixed averaged 5.96%.

Here is the part worth sitting with: a year earlier, that same 30-year average was 6.58%. Rates today are essentially where they were twelve months ago. Anyone who decided to wait last summer has now waited a full year and is looking at a slightly higher rate, not a lower one.

What the forecasts say about 2027

Fannie Mae’s July 2026 housing forecast expects the 30-year fixed rate to average about 6.3% in both 2026 and 2027, easing to roughly 6.2% by the end of 2027. That is a movement of a few tenths of a percentage point spread over more than a year.

It is not a return to the 3% rates of 2021, and no major forecaster is predicting one. If your plan depends on rates falling dramatically, it is worth asking what happens to that plan if they simply do not.

The math on waiting a year: a Central NJ example

Take a $600,000 home with 20% down, which is a realistic price point across much of Middlesex County.

  • Buying today: a $480,000 loan at 6.67% is roughly $3,088 a month in principal and interest.
  • Waiting a year: Fannie Mae’s Home Price Index showed prices up 3.2% year over year in Q2 2026. Apply that, and the same house lists near $619,200. A $495,360 loan at 6.30% is roughly $3,066 a month.

The monthly payment drops by about $22. But to get it, you would need roughly $3,840 more cash at closing for the larger down payment, you would pay $19,200 more for the identical house, and you would have spent another twelve months paying rent instead of building equity.

That is the trade nobody mentions when they say “just wait for rates.” A lower rate on a higher price is not automatically a better deal.

When waiting genuinely is the right call

I would rather tell you the truth than push you into a purchase. Waiting makes real sense when:

  • Your credit score needs work. Moving up a tier can lower your rate more than the market will.
  • You do not yet have the down payment plus a cash reserve for moving costs and early repairs.
  • Your job or income situation is unsettled.
  • Your debt-to-income ratio is stretching your approval thin.
  • You may relocate within two or three years, which is often too short a window to recover closing costs.

Those are financial reasons to wait. “Rates might fall” is a forecast, and forecasts are not a plan.

Rates are set largely by national markets, so the New Jersey average tracks closely with the national one. What differs locally is the size of the loan and the carrying cost. Central New Jersey property taxes are high, and in some Edison and Metuchen price brackets buyers cross into jumbo loan territory, which carries its own pricing. Two buyers with the same rate can have very different monthly payments here.

Should I buy now and refinance later if rates fall?

This is the “marry the house, date the rate” idea, and it can work. Be realistic about it, though: refinancing is not free, it depends on where rates go and on your credit and equity at that time, and nobody can promise you the opportunity will arrive. Buy at a payment that works today, and treat a future refinance as a bonus rather than the plan.

How much home can I afford in Edison or Metuchen at today’s rates?

That depends on your income, debts, down payment, and the property taxes on the specific home, which vary meaningfully between Central Jersey towns.
