The pricing problem

Overpriced homes do not sit — they sell for less.

A listing that launches too high loses its first two weeks of attention, then takes a price cut that signals weakness to every buyer's agent watching. The homes that clear over asking are the ones priced to create competition in the first ten days.

That is the entire job: read the comparables honestly, understand who the buyer for this specific house is, and set a number that pulls them in on day one.

SELLER QUESTIONS

Selling a House in Central NJ: Questions I Hear at Every Listing Appointment.

How accurate is a Zestimate for my house?

It is a starting point built from public data, and in Central New Jersey it often misses by a wide margin because it cannot see your renovation, your lot orientation, or which side of a school boundary you sit on. A professional CMA reads those directly.

Should I renovate before selling?

Usually not fully. Kitchens and baths rarely return their full cost in a resale within weeks. Paint, lighting, landscaping and decluttering almost always do. We will walk the house and rank what is worth doing.

What does it cost to sell?

Commission, attorney fees, NJ realty transfer fee, and any agreed repairs. I provide a written net-proceeds estimate before you sign anything, so you know your number at closing.

Can you sell my home while I buy the next one?

Yes — most of my clients move locally, and the two transactions have to be sequenced carefully. We build the contingency and the timeline together so you are never homeless or double-carrying.

Do I need to repair everything the inspection finds?

No. In New Jersey, the buyer’s inspection typically leads to a short list of requests, and you have three options: fix it, offer a credit at closing, or decline. I usually recommend credits for anything cosmetic or under about $1,000 and actual repairs only for safety or structural items that would surface again on the next buyer’s inspection. We decide together, item by item, based on how strong the buyer’s offer is.

How long does it take to sell a house in Central NJ?

Priced correctly, most of my listings in Edison, Metuchen and East Brunswick go under contract within the first 7–14 days, and close about 45–60 days after that — NJ’s attorney review and the lender’s appraisal are what set the pace. Overpriced homes are the ones that sit 60+ days and then take a price cut. Plan on roughly eight weeks from launch to closing, and two to three weeks of prep before that.
