The effective tax rate is the share of market value paid in property tax each year: 2% means about $10,000 a year on a $500,000 home. Towns with only a handful of sales (Far Hills, Peapack-Gladstone, Millstone, Rocky Hill) have averages that can swing widely from year to year. Always confirm the assigned school for a specific address in writing with the district office. Several Somerset County districts are regional and cover more than one town, and a mailing address such as Belle Mead or Somerset can sit in a different municipality than you expect, so check the town on the tax record too.
Run your own Somerset County numbers
Some homes in Hillsborough, on Bridgewater’s edges and in other rural parts of the county use a private well and septic system. New Jersey’s Private Well Testing Act requires the well water to be tested before closing; also budget for a pumped septic inspection, and get a flood insurance quote early for homes near the Raritan, Millstone or Green Brook.
