BUYER GUIDE
The Central NJ Home Buyer Timeline: Pre-Approval to Keys in 9 Steps
This Central NJ home buyer timeline is written for Middlesex, Union and Somerset counties specifically — including attorney review and the municipal certifications that surprise out-of-state buyers.
Get pre-approved first
Not pre-qualified — pre-approved, with credit pulled and income documented by a lender who closes in New Jersey. In Edison, Metuchen and East Brunswick, an offer without it is rarely taken seriously.
Define the towns before the houses
Commute, school boundary, property taxes and resale ceiling narrow the map faster than square footage does. In Central NJ the same budget buys a very different house in Piscataway than in Metuchen, so we decide the towns together in the first meeting.
Tour with a plan
Five to eight homes in one focused session teaches you the Central NJ market faster than twenty scattered over two months. Well-priced homes here often go under contract the first weekend, so you need to be calibrated before the right one appears.
Understand the taxes before you fall in love
New Jersey property taxes vary sharply between adjacent towns. Two similar homes a mile apart can differ by $500 or more a month in taxes — often more than the difference in their mortgage payments.
Write an offer that respects the seller's situation
Price, deposit, mortgage contingency dates, inspection window, appraisal-gap language and closing date — each one is a lever. The strongest offer in Central NJ is rarely just the highest number; a flexible closing date often wins.
Attorney review
A New Jersey-specific window after signing — typically three business days — during which either party’s attorney may modify or cancel. The contract is not firm until review ends, so don’t give notice on your lease yet.
Inspection, radon and termite
Attend if you can. Focus on structure, roof, water intrusion, electrical panel and HVAC age; in Central NJ, radon testing and a check for underground oil tanks are standard, and cosmetic items are not worth fighting over.
Appraisal and mortgage commitment
The lender’s appraisal must support the price, which is why appraisal-gap language matters in competitive Central NJ towns. Keep your finances static until commitment — no new cars, no new credit cards, no large unexplained deposits.
Walkthrough, certifications and closing
Smoke and CO certification, municipal resale approvals, final walkthrough, wire of funds, signing — then the keys. Edison, Piscataway and several nearby towns have their own resale requirements, so I clear them early, not the week of closing.
BUDGET HONESTLY
Central NJ Home Buyer Timeline: Costs Beyond the Down Payment
Plan for these so nothing is a surprise two weeks before closing.
| Item | Typical range |
|---|---|
| Home inspection + radon | $600 – $1,100 |
| Attorney fee | $1,200 – $2,000 |
| Title insurance & search | Varies with price |
| Lender fees & appraisal | $1,000 – $2,500 |
| Tax & insurance escrow | 2–6 months upfront |
| Moving & immediate repairs | Budget a cushion |
Central NJ Home Buyer Timeline: Questions I Get Most Often
The questions that come up at almost every first meeting with buyers in Edison, Metuchen, East Brunswick and the surrounding Middlesex, Union and Somerset County towns.
How long does it take to buy a house in Central NJ?
From the first tour to keys, plan on three to four months. Finding the right home is the variable; once you are under contract, New Jersey closings typically take 45–60 days because of attorney review, inspection and the lender's appraisal.
What is attorney review in New Jersey?
After both parties sign, each side's attorney has three business days to approve, modify or cancel the contract. Until review concludes, either party can walk away without penalty — which is why I don't let clients celebrate until the attorneys sign off.
How much are closing costs for a buyer in New Jersey?
Budget roughly 2–3% of the purchase price, plus prepaid taxes and insurance for escrow. Attorney, inspection, title, lender fees and appraisal are the big line items. Run your number on the NJ Closing Cost Calculator before writing an offer.
Should I get pre-approved before I start touring?
Yes. In Edison, Metuchen and East Brunswick, most listing agents won't present an offer without a pre-approval letter, and in a multiple-offer situation the strength of your lender matters as much as your price. Start with the Affordability Calculator to set a realistic range.
Do I need my own real estate agent as a buyer in NJ?
You aren't required to, but the listing agent represents the seller. A buyer's agent handles offer strategy, attorney and inspector coordination, and negotiation on your side. I explain exactly how buyer representation works before you sign anything.
Can I buy a home in Central NJ if I'm relocating from out of state?
Yes — many of my clients relocate from New York, California or overseas. We do video tours, I coordinate with bilingual lenders and attorneys, and I walk you through the NJ-specific steps (attorney review, smoke and CO certifications) that don't exist in most other states. See the Moving to New Jersey guide.
