RELOCATION

Landing in Central New Jersey.

Whether you are arriving from Shanghai, San Jose or Manhattan, the first ninety days follow the same shape. Here is the order that keeps people from making expensive decisions early.

01

Before you arrive

Talk to a lender first, not a listing site. If you are on an H-1B, L-1 or a green card in process, financing is available but the documentation differs — and if you have no US credit history yet, some lenders handle that far better than others. I will introduce you to two or three who genuinely do this work, so you learn what you qualify for before you fall in love with a house.

02

Weeks 1-4: rent, don't buy

I say this against my own commission: if you have never lived in Central Jersey, rent for six to twelve months. Edison, Metuchen, East Brunswick and Piscataway are twenty minutes apart and feel nothing alike. A short lease costs less than buying into the wrong town and selling in two years.

03

Weeks 2-6: the practical stack

Social Security number, New Jersey driver's licence through the MVC six-point ID process, a local bank account, and a US credit card even with a low limit — credit history is built by time, so start the clock immediately. Register students with the school district within the required window; bring immunisation records translated.

04

Weeks 4-10: learn the towns properly

Drive your actual commute at your actual departure time. Do the weekend grocery run. Stand on the train platform in the cold. Visit the school drop-off line. This is the part no website can do for you, and it is the part that determines whether you are still happy in year five.

05

Weeks 8-14: buy with conviction

By now you know which town, which side of town, and what your budget really carries after New Jersey property tax. That is when we go to work properly — including the off-market conversations that never reach a public listing site.

WHY HERE

Central Jersey is a commute decision as much as a housing one.

Metuchen and Edison sit on the Northeast Corridor line, which puts Penn Station within reach for a daily commute and Newark Airport within half an hour for the flights back. Route 1, 287 and the Turnpike put the pharmaceutical and tech corridor in Somerset and Middlesex counties inside a twenty-five minute drive. For buyers splitting time between a New York office and relatives overseas, that combination is the actual reason this area fills up.

Three languages, one point of contact

I work in English, Mandarin and Cantonese. For buyers who are here while the funding conversation is happening at 9pm with parents in Asia, that is not a nice-to-have — it is the difference between a smooth closing and a misunderstanding at the worst possible moment.

Wire fraud is the real risk

Never wire funds based on emailed instructions alone, however legitimate the email looks. Call your attorney's office at a number you already have and confirm the details by voice. This is the single most costly mistake newcomers make, and it is entirely preventable.

Arriving in the next six months?

Tell me your start date, your office location and what matters most to you in a town. I will send back a week-by-week plan and the towns that fit before you book a single showing.
