Highland Park NJ Real Estate Agent: Homes for Sale, Taxes & Schools
Highland Park is a 1.8-square-mile borough where you can walk to the shops on Raritan Avenue, the library, the Friday farmers market and two riverside parks, with Rutgers and New Brunswick just across the Raritan. The trade-off is the highest effective property tax rate in Middlesex County. Here is what Highland Park homes cost, how the schools and taxes work and what to check before you buy or sell.
Is Highland Park NJ a good place to live?
For buyers who want to walk rather than drive, it is one of the few true small-town downtowns in Central New Jersey. Raritan Avenue (Route 27) runs through the middle of the borough with shops, restaurants and the farmers market at Market Square, and Donaldson Park and Johnson Park line the river. Highland Park runs its own four-school K–12 district, which Niche grades A− and ranks #66 in New Jersey in its 2027 Best School Districts list. New Brunswick’s NJ Transit station is just across the Albany Street bridge.

Highland Park NJ housing stock and home prices
Highland Park has only about 3,200 residential properties, most of them older colonials, Cape Cods, bungalows and two-unit homes on modest lots, alongside apartment buildings and a smaller number of condos. About 40% of homes are owner-occupied, so many buyers here are competing for a short list of detached houses. The state recorded 58 residential sales in 2025 at an average of $588,500, and recent monthly medians have been around $600,000, with homes typically taking about two months to sell. With so few sales, there is rarely a close second option, and pricing has to come from the handful of comparable homes nearby.
Highland Park NJ property taxes: the honest trade-off
Highland Park’s 2025 effective tax rate was 2.80% of market value, the highest of any town in Middlesex County, against 2.01% in Edison and 2.37% in Metuchen. In practice that is about $2,800 a year for every $100,000 of market value, and the average residential bill was $13,112. A small borough with little commercial property funds its schools and services mostly from homeowners, and that shows up in the monthly payment. The walkability is real and worth paying for for many buyers; just put the actual tax bill into your pre-approval rather than finding it later.

What to check before buying a home in Highland Park NJ
With housing this old, the inspection matters more than usual: knob-and-tube or older wiring, buried or basement oil tanks, aging roofs and chimneys, asbestos or lead paint in older materials, and the basement’s water history. Check the FEMA flood map for homes near the Raritan River. On a two-unit home, confirm the legal use with the borough’s zoning office and ask what rental registration and inspections apply before you count on rental income, and ask the borough what resale inspection or certificate is required before closing.
