Central Jersey Market Update
By Jasmine Tsui (徐佳美) · Weichert Realtors® · Central New Jersey · Updated October 13, 2026

The Middlesex County housing market in September 2026 is cooling from the edges, not the center. Prices in the New Brunswick, NJ metro were still up 1.5% from a year earlier, but new listings jumped 12.3%, pending sales fell 7.5%, and mortgage rates climbed past 7%. Well-priced homes in strong school zones are still selling. Overpriced ones are sitting, and buyers finally have room to negotiate.
The Middlesex County housing market did something in September it has not done in a long time: it gave buyers more choices and fewer reasons to rush. Redfin’s September report, published October 12, shows prices around Edison, Metuchen and New Brunswick still edging up, while new listings grew far faster than signed contracts. If you are deciding whether to list this fall or wait for spring, or whether to make an offer now, these are the five numbers I would look at first.
From my own calendar this month: one couple I am preparing to list spent most of our first meeting debating whether to physically stage the house or use virtual staging. With more competing listings in September, presentation is a real decision again. I wrote up how we settled it in Home Staging vs Virtual Staging in Central Jersey.
The Middlesex County Housing Market in September: 5 Numbers
Redfin groups Middlesex County into its New Brunswick, NJ metro, which is the closest September read we have on Central Jersey until town-level data posts later this month. Here is how it compares with the Newark, NJ metro just to the north and with the country as a whole.
| Measure | New Brunswick, NJ metro (incl. Middlesex County) | Newark, NJ metro | United States |
|---|---|---|---|
| Median sale price | $583,660 (+1.5%) | $613,591 (+4.0%) | $393,895 (+1.3%) |
| New listings | +12.3% | +9.2% | +0.3% vs. August |
| Pending sales | -7.5% | -3.0% | -4% vs. August |
| Closed sales | -4.5% | -2.7% | Not reported |
| Active listings | +1.1% | +1.5% | Highest since March 2020 |
| Contracts that fell through | 11.9% | 11.7% | 14.5% |

1. Prices: +1.5%, still rising but barely
The median sale price in the New Brunswick metro reached $583,660, up 1.5% from September 2025. That is slower than North Jersey, where the Newark metro rose 4.0%, and only slightly ahead of the national 1.3%. In plain terms, Central Jersey prices have stopped racing but have not turned down.
2. New listings: +12.3%, the biggest shift of the month
More homeowners decided to sell in September than a year earlier, and by a wide margin. Of the four New York and New Jersey metros Redfin highlighted, ours had the largest jump in new listings. This is the main reason buyers are feeling less pressure.
3. Pending sales: -7.5%
Fewer buyers signed contracts. Pending sales in the New Brunswick metro fell 7.5% year over year, more than double the 3.0% drop in the Newark metro. Nationally, pending sales dropped 4% from August, which Redfin called the largest monthly decline in more than three years.
4. Deals that fell through: 11.9%
About one in eight Central Jersey contracts in September did not make it to closing. That is better than the national rate of 14.5%, but it is a reminder for sellers that accepting an offer is not the finish line. Financing strength and inspection terms matter as much as price; I explain why in Why the Highest Offer Isn’t Always the Best Offer.
5. Mortgage rates: 7.40%
Freddie Mac’s weekly average for a 30-year fixed loan was 7.40% on October 8, 2026, compared with 6.30% a year earlier. On a home at the metro median of $583,660 with 20% down, that difference adds about $343 a month to principal and interest: roughly $3,233 at 7.40% versus $2,890 at 6.30%. That gap explains most of the slowdown in contracts. I walk through more of the payment math in Mortgage Rates Just Crossed 7%.
New Jersey is still one of the strongest markets in the country. Realtor.com reported that 10.3% of New York-Newark-Jersey City metro listings had a price cut in September, about half the national 20.8%.
Edison, Metuchen and Middlesex County: What Recent Closings Show
Town-level September data is not published yet, but the three months of closings through August already show Edison and Metuchen moving in different directions.
| Measure | Middlesex County | Edison | Metuchen |
|---|---|---|---|
| Median sale price | $568,099 (+0.5%) | $659,564 (+4.2%) | $779,734 (+0.5%) |
| Homes sold | 712 (+4.9%) | 246 (+23.1%) | 55 (+45.8%) |
| Median days on market | 70 (+5 days) | 78 (+11 days) | 57 (+5 days) |
| Sale-to-list ratio | 101.0% | 100.3% | 106.1% |
| Sold above list price | 50.6% (-4.3 pts) | 46.7% (-15.3 pts) | 74.2% (+8.4 pts) |
| Listings with a price drop | 12.1% (+2.0 pts) | 20.3% (+6.1 pts) | 15.5% (+3.2 pts) |
Source: Redfin housing market data for the three months ending August 2026; changes are year over year. Small towns like Metuchen have few sales, so one month can swing the numbers. Confirm current figures before making a decision.
Edison: more sales, less bidding
Edison sold 23% more homes than a year earlier at a median price up 4.2%, so demand is real. But the share of homes selling above asking fell by 15 points, and one in five listings took a price cut. My read: buyers are still coming to Edison, but they are choosing. Homes in the strongest school zones and turn-key condition still draw multiple offers; dated homes priced on last spring’s comps are the ones cutting. If you are not sure which section of town your home competes in, my Edison neighborhoods guide breaks it down.
Metuchen: still the tightest market around
Metuchen homes sold for 106.1% of list price on average, and nearly three out of four sold above asking. A walkable downtown and a train station cannot be added to the supply, and buyers know it. Even here, though, price drops ticked up, so a Metuchen address alone does not guarantee a bidding war.
What the Middlesex County Housing Market Means for Sellers
With 12% more competing listings and fewer buyers under contract, the first two weeks on market matter more than they have in years.
- Price to the last 60 to 90 days, not last spring. Buyers today are carrying rates more than a point higher than a year ago. My five pricing steps are in How to Price Your Central Jersey Home Right the First Time.
- Presentation is back in play. Clean, decluttered, well-photographed homes win the online scroll when buyers have more options.
- Budget for credits, not just price cuts. A seller credit toward a rate buydown can lower a buyer’s payment more in the early years than the same dollars taken off the price.
- Vet the offer, not just the number. With roughly 12% of local deals falling through, loan type, down payment and contingency timelines deserve a close look.
- Mind the holiday calendar. A listing that goes live in late October and needs a correction may be making it during the quietest weeks of the year. See 5 signals sellers should watch this fall.
What It Means for Buyers
This is the most negotiating room Central Jersey buyers have had in several years, but only on the right homes.
- Keep your contingencies. Fewer competing offers means you can usually keep your inspection and appraisal protections.
- Target listings past 30 days. Sellers who have watched other homes go under contract are more open to price or credit conversations.
- Ask for a seller-paid buydown. With rates above 7%, a credit can make a payment work where a small price cut cannot. The Consumer Financial Protection Bureau explains how to compare loan estimates and closing costs.
- Do not expect discounts in Metuchen or top Edison school zones. The best homes in the most in-demand pockets are still selling over asking.
Key Takeaways
- Central Jersey prices rose 1.5% year over year in September in the New Brunswick, NJ metro.
- New listings jumped 12.3% while pending sales fell 7.5%, shifting leverage toward buyers.
- Mortgage rates reached 7.40% by October 8, adding about $343 a month on a median-priced home versus a year ago.
- Edison is selling more homes with less bidding; Metuchen is still selling well above asking.
- New Jersey’s price-cut rate is about half the national rate, so this is a correction in pace, not in price.
Middlesex County Housing Market: Frequently Asked Questions
Are home prices falling in Middlesex County, NJ?
No. Redfin’s September 2026 data shows the median sale price in the New Brunswick, NJ metro, which includes Middlesex County, up 1.5% year over year to $583,660. Appreciation has slowed sharply, but prices have not turned negative.
Is Central Jersey a buyer’s market or a seller’s market right now?
It is moving toward balance. New listings rose 12.3% and pending sales fell 7.5% in September, which gives buyers more choice and more room to negotiate. Desirable towns like Metuchen and top Edison school zones still behave like a seller’s market.
How long does it take to sell a house in Edison, NJ?
In the three months ending August 2026, Edison homes spent a median of 78 days on market, 11 days longer than a year earlier, according to Redfin. Well-priced, move-in-ready homes typically go under contract much faster than that median.
Should I wait until spring to sell my Central Jersey home?
It depends on your timeline and your home. Spring usually brings more buyers but also more competing listings. Fall buyers tend to be serious, and a correctly priced home can sell well now. A pricing review based on the last 90 days of closed sales is the best way to decide.
