Jumbo Loan in Central Jersey: 5 County-Line Facts That Decide Your Mortgage Before You Make an Offer
Jasmine Tsui (201-920-5825) | NJ Realtors® Circle of Excellence Award Winner | Weichert, Realtors.
Two buyers each put 20% down on a $1.4 million home, and only one of them ends up with a jumbo loan in Central Jersey. The buyer in Plainsboro borrows $1,120,000 on a conforming loan. The buyer in West Windsor borrows the exact same amount and lands in jumbo underwriting, because West Windsor sits in Mercer County and Plainsboro sits in Middlesex. Nothing about their credit or income is different. Only the county line is.
That is why I ask “which county?” before I ask “what’s your budget?” with every buyer shopping above $800K. These are the five facts I walk through first.
Short answer: A jumbo loan is a mortgage above the FHFA conforming limit for the property’s county. For a one-unit home, that line is $1,249,125 in Middlesex, Somerset, Monmouth, Union and Hunterdon counties, and $832,750 in Mercer County (Princeton, West Windsor, Lawrence, Hopewell). Mailing addresses can mislead you, so confirm the municipality and county of each home before you set a price ceiling.
The 5 facts at a glance
- The jumbo line follows the county, not the mailing address
- There is a middle tier most $1M buyers actually use
- Your down payment sets your break-even price
- Crossing the line changes your cash math
- Jumbo rates can be competitive; the paperwork is not
- Relocating from Bergen County or New York City?
- Jumbo loan FAQ
Fact 1: The Jumbo Loan Line in Central Jersey Follows the County, Not the Mailing Address
The Federal Housing Finance Agency (FHFA) sets conforming loan limits county by county. Counties in the New York metro area are designated high-cost and get a ceiling of 150% of the national baseline. Mercer County is not in that group.
Here is the trap: Central Jersey mailing addresses often name a different town than the one the house is actually in. Lenders go by the municipality and county on the deed, not the post office name.
| Address says | Home may actually be in | County | Jumbo above |
|---|---|---|---|
| Princeton | Princeton (municipality) | Mercer | $832,750 |
| Princeton Junction | West Windsor | Mercer | $832,750 |
| Princeton or Plainsboro | Plainsboro | Middlesex | $1,249,125 |
| Princeton or Skillman | Montgomery Township | Somerset | $1,249,125 |
| Kendall Park or Monmouth Junction | South Brunswick | Middlesex | $1,249,125 |
| Edison or Metuchen | Edison or Metuchen | Middlesex | $1,249,125 |
Confirm the municipality on the listing’s tax record before you rely on any limit.
Fact 2: There Is a Middle Tier Most $1 Million Central Jersey Buyers Actually Use
Many buyers hear “over $832,750” and assume jumbo. In Middlesex, Somerset, Monmouth, Union and Hunterdon, loans between $832,751 and $1,249,125 are high-balance conforming loans. They still follow Fannie Mae and Freddie Mac rules, which usually means more flexible down payment and reserve requirements than jumbo.
| Standard conforming | High-balance conforming | Jumbo loan | |
|---|---|---|---|
| Loan size | Up to $832,750 | $832,751 to $1,249,125 (high-cost counties only) | Above the county limit |
| Who sets the rules | Fannie Mae / Freddie Mac | Fannie Mae / Freddie Mac | Each lender |
| Typical minimum down | As low as 3% to 5% | Often 5% to 10% | Usually 10% to 20%+ |
| Reserves after closing | Often modest | Moderate | Often 6 to 12+ months |
| Appraisals | One | One | Sometimes two |
| Pricing | Agency pricing | Often slightly above standard | Set by each lender; can be very competitive |
Key takeaway: In Mercer County there is no middle tier. A loan goes straight from standard conforming to jumbo at $832,750, which is why Princeton and West Windsor buyers hit jumbo rules at much lower prices.
Fact 3: Your Down Payment Sets Your Jumbo Break-Even Price
The highest price that stays conforming is the county limit divided by the share you borrow. A bigger down payment pushes your ceiling up.
| Down payment | High-cost counties | Mercer County |
|---|---|---|
| 10% | about $1,387,900 | about $925,200 |
| 20% | about $1,561,400 | about $1,040,900 |
| 25% | about $1,665,500 | about $1,110,300 |
| 30% | about $1,784,400 | about $1,189,600 |
Formula: county limit ÷ (1 − down payment %), rounded down. Lenders size the loan off the lower of the contract price and the appraised value.

Fact 4: Crossing the Jumbo Line Changes Your Cash Math
Once a loan is jumbo, three cash numbers usually move at the same time:
- Down payment: 20% is the norm. Some banks go to 10% to 15% for strong borrowers, and loans past roughly $1.5 million to $2 million often need 25% to 30%.
- Reserves: Expect to show six to twelve months of mortgage payments left over after closing, sometimes more. Many lenders count retirement accounts at a discount.
- Appraisal gap cash: In multiple-offer situations, if a jumbo appraisal comes in under contract price, the difference generally has to come from your pocket rather than the loan. Distinctive homes with few comparable sales carry more of this risk.
3 legitimate ways to stay under your county’s line
- Add to the down payment if you are only modestly over the limit, using the table above.
- Split the financing (80-10-10): a first mortgage at or under the limit plus a second loan such as a HELOC. Model the combined payment with your loan officer first.
- Document gift funds properly with a signed gift letter and a clear transfer trail.
Appraisal gaps are one of the most common reasons deals wobble after signing. I break down the others in why Central Jersey deals fall apart after signing.
Fact 5: Jumbo Loan Rates Can Be Competitive in Central Jersey, but the Paperwork Is Heavier
Jumbo rates historically ran about a quarter to three-quarters of a point above conforming rates. In recent high-rate periods, though, large banks have often priced well-qualified jumbo borrowers at or below conforming levels, especially when the borrower brings deposits or investment assets. Closing costs still tend to be higher, so compare total cost using same-day Loan Estimates from at least three lenders. The CFPB’s Loan Estimate guide shows which lines to line up side by side.
Where jumbo files slow down is documentation. Have these ready before you shop:
- Two years of tax returns, plus business returns if you are self-employed. Large write-offs reduce qualifying income.
- A two-year history for RSUs and bonuses, common for the pharma and tech professionals who buy around Princeton and the Route 1 corridor.
- Seasoned funds: money from another account, a relative, or from abroad should land in a U.S. account two to three months before you apply, with statements showing the trail.
- Clean credit: 700+ is a common floor, 720+ for the best pricing, and a debt-to-income ratio around 43% or less.
Deciding between a fixed rate and an adjustable rate on a large balance? My comparison of ARM vs. fixed-rate mortgages for Central Jersey buyers covers the trade-offs. Under current federal tax law, mortgage interest is deductible on up to $750,000 of acquisition debt, so ask your tax advisor how a larger loan affects you.
Relocating From Bergen County or New York City? What Changes for Your Jumbo Loan
Bergen, Essex, Hudson and Morris counties, along with New York City, use the same $1,249,125 high-cost limit as Middlesex. If you are moving to Edison, Metuchen or Plainsboro, your loan rules will feel familiar. If you are moving to Princeton or West Windsor, your jumbo threshold drops by $416,375, and a budget that was conforming up north may become jumbo here.

Jumbo Loan in Central Jersey: Questions Buyers Ask Me
Is Princeton Junction in Mercer County?
Yes. Princeton Junction is part of West Windsor Township, Mercer County, so the one-unit jumbo threshold is $832,750.
Does a Skillman or Montgomery home use the Mercer County limit?
No. Skillman is in Montgomery Township, Somerset County, which uses the high-cost limit of $1,249,125, even though many homes there have Princeton-area mailing addresses.
What is the jumbo loan limit in Edison, NJ?
Edison is in Middlesex County, so a one-unit home loan becomes jumbo above $1,249,125. With 20% down, prices up to about $1.56 million stay conforming.
What is a high-balance conforming loan?
It is a conforming loan between the national baseline ($832,750) and a high-cost county’s limit ($1,249,125). It follows Fannie Mae and Freddie Mac rules, so it is usually easier to qualify for than a jumbo loan.
Does a jumbo loan require PMI?
With 20% down, usually not. Low-down-payment jumbo programs vary: some charge private mortgage insurance and some build the cost into a higher rate. Ask each lender how they handle it.
Can I avoid a jumbo loan with a second mortgage?
Often, yes. An 80-10-10 structure keeps the first mortgage at or below the county limit and covers the rest with a second loan. Compare the combined payment against a single jumbo loan.
When do the jumbo loan limits change?
The FHFA announces new conforming limits each November, effective January 1. If you are shopping late in the year, ask your lender which limit will apply on your closing date.

The bottom line: before you fall for a house, find out which county it is in. In Central Jersey that single fact decides whether your loan is standard, high-balance or jumbo, and with it your down payment, reserves and paperwork. Check the address against the county, run your break-even price, and get a pre-approval that matches the tier you will actually use.
Data note: Figures are the current FHFA one-unit limits for this calendar year; two- to four-unit properties have higher limits. Limits change every January 1, and down payment, reserve, credit and rate standards vary by lender and change often. Please confirm current numbers with your lender.
