NJ Net Proceeds Calculator: What Actually Lands in Your Account at Closing
Sale price is the headline. Net proceeds is the number that funds your next purchase. New Jersey adds two seller-side charges that surprise people, the Realty Transfer Fee and the graduated percent fee on sales above $1 million. This net proceeds calculator includes both.
The two New Jersey line items
NJ Realty Transfer Fee and mansion tax, explained plainly.
The Realty Transfer Fee is paid by the seller on essentially every deed, calculated per $500 of the sale price on a sliding scale. It comes to roughly $5,000 on a $600,000 sale, and more above that. Sellers who are 62 or older, blind or disabled may qualify for a reduced rate on a home they own and live in. The NJ Division of Taxation publishes the full schedule.
The charge most people still call the mansion tax is now the graduated percent fee, and since July 10, 2025 the seller pays it. It used to be the buyer. Once the price is over $1,000,000, the fee is 1% of the entire price, and it rises in steps to 3.5% once the price is over $3,500,000. The rate applies to the whole price, not just the amount over the threshold, so crossing a bracket matters. See the state’s rate brackets.
This is also why pricing at $1,005,000 nets less than pricing at $999,000. If your home is near a bracket line, that arithmetic belongs in your pricing strategy, not in a surprise at the closing table.
If you are moving out of New Jersey, the state also collects an estimated income tax payment at closing, often called the exit tax. It is a prepayment toward your state income tax, not an extra fee, and it is not included above. Your attorney prepares the form.
Federal capital gains are not included above either. Under IRS Section 121, if the home was your principal residence for at least two of the last five years, you may exclude up to $250,000 of gain filing single or $500,000 filing jointly. The full rules are in IRS Publication 523, Selling Your Home. Confirm your own position with your accountant.
