Rent vs Buy Calculator for New Jersey: Find the Year Buying Wins

Buying is not automatically better. It usually becomes better in a specific year, once equity and appreciation have outrun your closing and selling costs. This rent vs buy calculator finds that year for your numbers, with New Jersey property tax and selling costs built in.

WHAT THE COLUMNS MEAN

How to read the rent vs buy calculator results

Each row shows what you would have at that point if you rent and if you buy, so the higher number is better. The highlighted row is the year buying pulls ahead. Before that year, closing and selling costs outweigh the equity you have built. After it, equity and appreciation do the work.

If your break-even year lands past the point you expect to move, renting is the better answer for this particular home — not forever, and not for every home. Change the price, or open “Adjust the assumptions” and change how fast the home value goes up, and watch how fast the year moves.
