The effective tax rate is the share of market value paid in property tax each year: 2% means about $10,000 a year on a $500,000 home. Towns with only a handful of sales (Far Hills, Peapack-Gladstone, Millstone, Rocky Hill) have averages that can swing widely from year to year. Always confirm the assigned school for a specific address in writing with the district office. Several Somerset County districts are regional and cover more than one town, and a mailing address such as Belle Mead or Somerset can sit in a different municipality than you expect, so check the town on the tax record too.

Some homes in Hillsborough, on Bridgewater’s edges and in other rural parts of the county use a private well and septic system. New Jersey’s Private Well Testing Act requires the well water to be tested before closing; also budget for a pumped septic inspection, and get a flood insurance quote early for homes near the Raritan, Millstone or Green Brook.

Somerset County NJ real estate questions I answer most

Is Somerset County a good value compared with Middlesex County?
It depends on the town. On average Somerset costs more: the 2025 average sale price was $694,325 against $571,663 in Middlesex, and the average tax bill was $12,004 against $9,959. Inside Somerset, though, Franklin Township ($565,450) and Hillsborough ($580,665) sell close to Middlesex prices, often with more land, while Bridgewater pairs an A-rated district with a 1.83% effective tax rate. What you usually give up is a one-seat train ride to New York.
How much are property taxes in Somerset County NJ?
The average Somerset County residential tax bill was $12,004 in the state's 2025 figures. Effective tax rates ranged from about 1.23% in Far Hills and 1.25% in Bedminster to about 2.6% in Somerville, North Plainfield and South Bound Brook. Bridgewater was 1.83%, Hillsborough 2.08% and Montgomery 2.06%. Each bill depends on the home's own assessment, so check the tax record before you set a budget.
Which Somerset County towns have the lowest property tax rates?
In the state's 2025 effective tax rates, the lowest in Somerset County were Far Hills (1.23%), Bedminster (1.25%), Peapack-Gladstone (1.63%), Bernards Township (1.71%), Branchburg (1.74%) and Franklin Township (1.75%). A low rate does not always mean a low bill: Bernards Township's average bill was $14,715 because its homes sell for about $930,000 on average.
What are the best school districts in Somerset County NJ?
In Niche's 2027 Best School Districts in Somerset County list, the top-ranked districts were Bernards Township (A+), Somerset Hills Regional (A), Montgomery Township (A), Bridgewater-Raritan Regional (A) and Hillsborough Township (A). Warren Township's K–8 district is also graded A. Rankings change every year, and you should confirm the assigned school for each address with the district.
Is there a train from Somerset County to New York City?
Yes, but most trips need a transfer. The NJ Transit Raritan Valley Line stops at Bound Brook, Bridgewater, Somerville, Raritan and North Branch, and most New York trains change at Newark Penn Station. The Gladstone Branch serves Lyons, Basking Ridge, Bernardsville, Far Hills, Peapack and Gladstone, with most riders changing at Summit. Hillsborough, Montgomery and Franklin have no station of their own. Ride the trip once at your real departure time before you buy.
Do I need to worry about well water and septic systems in Somerset County?
Worry is the wrong word, but you do need to inspect properly. Private wells and septic systems are common in parts of Hillsborough and the county's other rural areas. New Jersey's Private Well Testing Act requires the well water to be tested before closing, and you should also order a full septic inspection with the tank pumped, not a visual check, while you are still inside attorney review.
How much does a house cost in Somerset County NJ?
The average Somerset County home sold for $694,325 in the state's 2025 sales data, but prices vary widely by town. The lowest averages were in North Plainfield ($428,765), Manville ($445,043), South Bound Brook ($447,910) and Bound Brook ($488,190); the highest were in Far Hills, Watchung, Peapack-Gladstone and Bernardsville, all above $1.25 million. How far is Somerset County NJ from New York City?
Somerville, the county seat, is roughly 40 miles from Midtown Manhattan. By car the trip usually takes an hour or more depending on traffic. By train, the Raritan Valley Line runs from Somerville, Bridgewater and nearby stations with a change at Newark for most New York trips, and the Gladstone Branch serves the northern hills with a change at Summit. Check current NJ Transit schedules before you buy.
