Middlesex County NJ Real Estate Agent: Towns, Schools & Property Taxes
Middlesex County is the core of my business: 25 towns with direct Northeast Corridor trains, the Route 1 and I-287 job corridors, Rutgers, and some of New Jersey’s highest-rated school districts. It is also the county with the widest spread in what the same house costs you each year, so the town matters as much as the price.

The effective tax rate is the share of market value paid in property tax each year: 2% means about $10,000 a year on a $500,000 home. A low average bill can simply reflect lower home values, so compare the rate as well as the bill. Source: NJ Division of Taxation, 2025 figures; confirm the bill for any specific property.
Always confirm the assigned school for a specific address in writing with the district office. Larger townships such as Edison, East Brunswick and South Brunswick have several elementary and middle schools, and mailing addresses such as Monmouth Junction, Kendall Park or Iselin sit inside larger townships, so check the town on the tax record too.
Run your own Middlesex County numbers
Because the tax spread inside this county is so wide, run any Middlesex shortlist through the affordability calculator with the actual town tax bill, not a county average, and compare commute costs if one town has a train station and the other does not.
