Mortgage Rates Just Crossed 7%: Should Edison & Central Jersey Buyers Wait or Buy Now?

Mortgage rates topped 7% in late September 2026. Here is the real payment math on a Central Jersey home, five moves for buyers who go ahead, and how to tell when waiting is the smarter call.

Central Jersey Home Buying & Mortgage Rates

Jasmine Tsui Chinese Speaking Realtor Edison Metuchen East Brunswick NJ Weichert COE Platinum

Mortgage rates crossed 7% in late September 2026. For Edison and Central Jersey buyers, the useful question is not whether rates will drop, because nobody knows. It is whether you can comfortably carry the payment at today’s rate on a home you plan to keep for years. If yes, buy and negotiate hard. If no, wait and keep saving.

$387 a month. That is how much more the principal and interest on a $560,000 loan costs at the 7.03% average Freddie Mac reported on September 24, 2026 than it did at February’s 5.98% low. Same house, same loan, seven months apart. I have been in real estate for more than 16 years, and this is one of the fastest swings in buyer math I have watched. Here is how I am walking my own clients in Edison, Metuchen, and East Brunswick through it.

The question I am hearing most this month: buyers I tour homes with keep asking some version of the same thing: should we just pause until rates come back down? It is a fair question. My honest answer is that it depends on three numbers that belong to you, not to the market: your monthly comfort zone, how long you plan to stay, and how much cash you will have left after closing. The rest of this article shows how I help clients work that out.

What Just Happened to Mortgage Rates?

The average 30-year fixed rate climbed from just under 6% in February 2026 to above 7% by late September, the first time over 7% since January 2025.The exact number depends on which survey you read. Freddie Mac’s weekly survey put the 30-year fixed at 7.03% on September 24, 2026. The Mortgage Bankers Association, which tracks applications, reported 7.30% for the week ending September 25, its highest reading since November 2023. Mortgage News Daily’s daily index, which moves fastest, reached 7.58% on September 29.

The cause is the bond market. Mortgage rates follow the 10-year Treasury yield, and that yield has risen to its highest level since 2007 as higher oil prices fed inflation worries. In September the Federal Reserve raised its benchmark rate by a quarter point, its first increase since 2023. Buyers reacted right away: the MBA reported mortgage applications fell 6% in a single week.

What a 7% Rate Costs on a Central Jersey Home

On a $700,000 home with 20% down, the move from February’s low to late September’s averages adds roughly $390 to $600 a month in principal and interest.I ran the numbers on a $560,000 loan, which is what a $700,000 purchase with 20% down works out to. That price is an illustration, not a quote on any specific home.

What the September 2026 Rate Jump Does to a $560,000 Loan (30-Year Fixed)
RateWhere the number comes fromMonthly principal & interestvs. February low
5.98%Freddie Mac average, Feb. 26, 2026$3,350—

Illustrative principal-and-interest math only, current as of October 1, 2026. Property taxes, homeowners insurance, PMI, and HOA dues are extra, and rates change daily. Ask a licensed loan officer for a quote based on your own credit and down payment.

Flip the math around and you see what it does to buying power. The $3,350 payment that covered a $560,000 loan in February covers only about a $502,000 loan at 7.03%. That is roughly 10% less house for the same monthly check. And in Middlesex County, property taxes sit on top of that payment, so the full monthly number matters more than the rate alone.

Will Rates Come Back Down?

Nobody can time it, and I will not pretend to. Bankrate’s analysis this week noted that housing economists no longer expect a return below 6% in the near term. You have probably heard the line about marrying the house and dating the rate. There is something to it: if rates fall one point from 7.03%, refinancing that same $560,000 loan would cut the payment by about $369 a month. But a refinance only happens if rates actually drop, you still qualify, and the savings outweigh a second set of closing costs. So I ask clients to treat a future refinance as a possible bonus and to make sure the payment works at the rate they sign today.

Is Central Jersey Still Competitive?

Nationally, sellers are cutting prices at a record pace for this time of year. North and Central Jersey are an exception.Redfin reported that 21.1% of U.S. sellers cut their asking price in the four weeks ending September 20, 2026, the highest share for this time of year in its records. In the Newark, NJ metro the share was 12.2%, and Redfin counts it among only five seller’s markets left among the largest metros.

A Newark-metro figure is not an Edison figure, so for our towns see my Middlesex County market update. The practical takeaway for buyers here: higher rates thin out your competition, but do not expect the deep discounts making headlines in Denver or Texas. Sellers of homes that have sat for a few weeks are the ones most open to a conversation, and knowing what makes an offer strong beyond price still matters.

Five Moves for Buyers Who Decide to Go Ahead

1. Get quotes from at least three lenders

Lender quotes spread out when rates move quickly. Freddie Mac’s chief economist has said repeatedly this year that comparing multiple quotes can save a borrower thousands. The Consumer Financial Protection Bureau’s home-buying tools explain how to compare Loan Estimates line by line.

2. Ask the seller for a credit toward a rate buydown

Instead of only negotiating price, ask for a seller credit that buys your rate down. As an illustration, a temporary 2-1 buydown on a $560,000 loan at 7.03% (two points lower in year one, one point lower in year two) works out to about $13,000 by my math. Lender pricing varies and each loan program caps seller concessions, so confirm with your loan officer before we write it into an offer.

3. Look at an adjustable-rate mortgage with your eyes open

The MBA reported that ARMs made up 10.3% of applications in late September, the highest share since October 2025, with rates about 0.8 points below fixed loans. On $560,000 that gap is roughly $300 a month. The trade-off is real: the rate can rise after the fixed period. Have a loan officer walk you through the caps and the worst-case payment first.

4. Shop by monthly payment, not list price

Set your ceiling as a total monthly number, including taxes and insurance, then let that decide your price range. In towns like Edison and Piscataway, two homes at the same price can carry very different tax bills.

5. Lock deliberately

Once you are under contract, ask your lender how long the rate lock lasts, what an extension costs, and whether a float-down option is available if rates dip before closing.

If this is your first purchase, my First-Time Home Buyer Central Jersey Roadmap lays out the full sequence from pre-approval to closing.

When Waiting Is the Smarter Move

Waiting is the right call when the deal only works if rates fall. Buying is reasonable when the payment fits today and your plans are long term.

Your situationLeaning buyLeaning wait
Payment at today’s rateFits your budget with room to spareOnly works if rates fall

Key Takeaways

  1. Rates are above 7% for the first time since January 2025, adding roughly $390 to $600 a month on a $560,000 loan compared with February.
  2. Buying power is down about 10% at the same monthly payment.
  3. Central Jersey has not turned into a discount market, but buyers face less competition and more room to ask for credits.
  4. Decide on your own numbers, not on a rate forecast. Treat a future refinance as a bonus.

Frequently Asked Questions

What are mortgage rates for Edison, NJ home buyers right now?

As of October 1, 2026, national averages for a 30-year fixed mortgage are above 7%. Freddie Mac reported 7.03% for the week of September 24, 2026, and the Mortgage Bankers Association reported 7.30% for the week ending September 25. Edison buyers are quoted off the same national market, but your own rate depends on credit score, down payment, loan type and lender, so get current quotes before you decide.

Should I wait for mortgage rates to drop before buying a home in Central Jersey?

Wait if the payment at today’s rate would strain your budget, your income is uncertain, or you may move within a few years. Consider buying if the payment is comfortable at today’s rate, you plan to stay long term, and you will have reserves after closing. No one can reliably predict when rates will fall, so base the decision on your own numbers rather than a forecast.

How much does a 1% higher mortgage rate reduce my buying power?

Roughly 10% in this example. A payment of about $3,350 a month covers a $560,000 loan at 5.98% but only about a $502,000 loan at 7.03%. That is principal and interest only; property taxes and insurance are extra.

Can I ask a seller in Middlesex County to pay for a rate buydown?

Yes. Seller credits toward closing costs or a rate buydown are negotiable in New Jersey, subject to limits set by your loan program. Whether a seller agrees depends on how competitive that specific home is, so your agent should check recent activity on the property before you ask.

Is an adjustable-rate mortgage a good idea with rates above 7%?

It can lower the starting payment. The Mortgage Bankers Association reported ARM rates about 0.8 percentage points below fixed rates in late September 2026. The trade-off is that the rate can rise after the fixed period ends, so review the adjustment caps with a licensed loan officer and make sure you could afford the payment if it resets higher.
