Central Jersey Market Update
By Jasmine Tsui (徐佳美) · Weichert Realtors® · Central New Jersey · Updated October 18, 2026

New Jersey has 9% more homes for sale than a year ago and nearly 9% fewer homes going under contract, yet the statewide median price still rose 2.7% to $575,000. More choice has slowed the market down. It has not made it cheaper. Buyers should use the extra leverage on terms, and sellers should price for the buyers who are active today.
If there are more homes for sale, why is nothing getting cheaper? That is the question behind the latest statewide report from New Jersey Realtors, and it is one I get from both sides of the table. Buyers in Edison and East Brunswick want to know when prices will come down. Sellers in Metuchen want to know whether they have missed the top. The same set of numbers answers both, and the answer is more useful than either group expects.
How I read a market report: I look at three lines before anything else. Inventory tells me how much choice buyers have. Pending sales tell me how many buyers are actually signing contracts right now. The median price tells me what the homes that did sell went for. When those three lines point in different directions, as they do now, the market is changing speed, and the details matter more than the headline.
The Statewide Numbers
New Jersey Realtors reported on September 24, 2026 that August inventory rose 9% from a year earlier to 21,580 homes, while the statewide median sales price climbed 2.7% to $575,000.The report, summarized by ROI-NJ, covers activity across all New Jersey multiple listing services. It is the most recent statewide report available as I write this; the September figures are due later in October.

Why Prices Have Not Fallen
Inventory is rising from a very low starting point, almost no one is being forced to sell, and the median only measures the homes that actually closed.
A 9% increase from scarce is still scarce
New Jersey has been short of homes for years. Adding 9% to a small number leaves a small number. The state is still well below the level of supply usually associated with a balanced market, and Redfin’s September report counted the Newark, NJ metro among only five seller’s markets left in the country.
Sellers can wait
Most New Jersey homeowners have substantial equity and many have mortgages at rates far below today’s. When a home does not get its price, the owner can usually pull it off the market or keep living in it. Economists describe home prices as sticky on the way down for that reason: without job losses or forced sales, prices tend to flatten before they fall.
The median reflects what sold
The median price is the middle of the homes that closed that month. It says nothing about the listings that sat. When fewer buyers are active, the homes that still sell tend to be the well-located, well-prepared ones, and that supports the median even as the overall market slows.
Demand dropped, but it did not disappear
Pending sales fell 8.9%, which is a real pullback. Mortgage rates passed 7% in September, and I explained what that does to a monthly payment in my article on 7% rates. But the buyers who remain are generally the ones with a firm reason to move, and they are still competing for the best homes.
What It Means for Buyers
You have more homes to choose from and fewer people bidding against you. Use that on terms, since the price data gives no sign of a broad discount.
- Take your time on the right house. With more inventory, you are less likely to be pushed into a decision in one weekend.
- Negotiate beyond price. Ask for inspection repairs, closing cost credits, or a rate buydown. I compared a price cut with a seller credit in my article on pricing and credits.
- Look at homes that have been sitting. A listing with several weeks on the market and no reduction is where a reasonable offer gets a real hearing.
- Do not plan around a price drop. Statewide prices are still rising in every category New Jersey Realtors tracks. Base your budget on today’s payment.
What It Means for Sellers
Your price is holding, but your pool of buyers is smaller and they have more alternatives. Preparation and pricing now decide whether you sell in weeks or sit for months.
- Price from recent sales. Comparable sales from last spring were negotiated at lower mortgage rates. Lean on the last 60 to 90 days.
- Expect to compete. More homes for sale means buyers will compare yours with several others in the same week.
- Know your segment. Single-family prices rose 3.4% statewide while adult-community prices rose 1.1%. The type of home you are selling changes the picture.
- Mind the calendar. Activity slows toward the holidays. A home that goes on the market correctly priced now has a better chance than one that needs a correction in December.
| The number | If you are buying | If you are selling |
|---|---|---|
| Inventory up 9% | More choice and more time to decide | More competition for each buyer’s attention |
| Pending sales down 8.9% | Fewer rival bidders; more room to ask for credits | A smaller buyer pool; the first two weeks matter more |
| Median price up 2.7% | No sign of a broad discount; budget on today’s payment | Values are holding for homes that are priced and presented well |
The Central Jersey Picture
Statewide numbers set the direction. Your town and your price range set the details.Middlesex County does not always move with the state, and Edison, Metuchen, South Brunswick, and Piscataway do not always move with each other. My most recent county-level numbers are in the Middlesex County market update.

Key Takeaways
- Inventory is up 9% statewide to 21,580 homes, and pending sales are down 8.9%.
- Prices are still rising: the statewide median is $575,000, up 2.7%, with single-family homes at $615,000.
- The market has slowed without getting cheaper, because supply is still low and few owners are forced to sell.
- Buyers gain leverage on terms; sellers need sharper pricing and preparation.
Frequently Asked Questions
Are home prices dropping in New Jersey in 2026?
Not statewide. New Jersey Realtors reported the August 2026 median sales price at $575,000, up 2.7% from a year earlier, with increases in single-family homes, townhouses and condos, and adult communities. Individual towns and price ranges can differ.
Why are New Jersey prices still rising if there are more homes for sale?
Inventory rose 9% but from a very low base, so supply is still limited. Most owners have equity and low-rate mortgages, so few are forced to sell at a discount. And the median reflects the homes that actually sold, which tend to be the better-located and better-prepared ones when demand slows.
Is fall 2026 a good time to buy a home in Middlesex County?
It depends on your budget and timeline. Buyers have more choice and less competition than a year ago, which helps with negotiating credits and repairs. Mortgage rates above 7% raise the monthly payment, so the decision should rest on whether the payment is comfortable today.
Will New Jersey home prices fall if mortgage rates stay above 7%?
No one can say for certain. Higher rates have reduced the number of buyers, and pending sales were down 8.9% in August. So far that has slowed price growth without reversing it. A broad decline has historically required forced selling, which is not showing up in the current data.
How is the Central Jersey market different from the statewide numbers?
Statewide figures blend very different markets. Conditions in Edison, Metuchen, East Brunswick, South Brunswick and Piscataway vary by school district, commute, home type and price range. Ask a local agent for town-level numbers from the MLS before you set a budget or a list price.
